For sellers · The method

A home is not sold with ten photos.

It sells when the people looking for it, in Trieste, Milan or Vienna, understand it before they ring the bell. Here we show you what we do for the homes you entrust to us, with real examples: they open, and they are what buyers see.

Four real listings, in motion

Screen recordings of four of our listings, 22 October 2026: the villa on the Strada Costiera on its hillside in 3D, the sun on Via San Vito, the façade in San Luigi, the gulf from Via degli Olmi. The recordings are real; the renovated façade in San Luigi is a simulation made with artificial intelligence, and the listing says so.

In one sentence

We read the papers, measure what can be measured, tell it in four languages and show you the work done. We use artificial intelligence, and we say so.

Why, in three lines

Tools that until recently belonged in an architect's office (the sun calculated hour by hour, a building rebuilt in 3D, a listing in four languages) are what we now use to present the homes we sell. Not to impress, but to answer sooner the questions a buyer really asks. And when the answer is not the one we hoped for, we write it anyway.

01 · The papers

The papers, requested and read from the start.

Cadastral extract, floor plan, energy certificate, deed of provenance, the tavolare, condominium charges: we ask you for them at the start and read them one by one.

That is where the surprises lie that stop a sale at the notary: a veranda the municipality has no record of, an inheritance not yet settled, a parking space that does not exist on paper, two floor areas that do not match. If something is missing we tell you straight away, naming the document and who can obtain it. Better that we find out at the start than the buyer at the end.

02 · The measurements

We measure what buyers want to know.

Buyers do not only ask how many square metres. They ask how much light the terrace gets in December, whether you can see the sea from the living room, how long it takes to walk to the sea or to the centre. These questions have a precise answer, and we calculate it.

The sun.
We calculate where the sun stands at every hour of every day of the year, taking into account, where needed, the real hills, buildings and trees around the home.
The view.
We say what can be seen, with the names of places calculated, and how much of the garden looks out to sea.
When the answer is no, we write it.
At the villa on the Strada Costiera you still walk up from the road, about 120 steps: the lift has its landscape authorisation, the building permit is still to come, and the listing says so. In a new development in Duino there is no sea view from the verandas, and we say so there too. We would rather buyers read it before the viewing than discover it during it.

The examples, live

  • The measured-sea panel on the Via degli Olmi listing: the horizon profile with place names and distances.

    Via degli Olmi

The sea, measured: at eye level and with the city's buildings in front, the gulf can be seen from 94% of the grounds (28% if every tree is counted as a solid wall); from the house, the sun sets into the sea 246 evenings a year.

  • The opening page of the Elegie Duino site: the village and the castle seen from the drone.

    Elegie Duino

Eight new homes in Duino: the hours of sun on every veranda are on the project's site.

03 · The visit

You can visit the home before visiting it.

The 3D tour is a virtual visit: from a phone or a computer you step inside and walk from one room to the next, looking wherever you like, as if you were there. It is made with a special camera that measures the rooms as it photographs them; the name you may have heard is Matterport. When there is one, we put it at the top of the listing, before the photos.

Then, where possible, real drone footage, to show where the home is: the street, the climb, the sea, the neighbourhood. And for the more complex homes, a 3D model you turn with a finger: on Via del Panorama the villa and the annexe sit on the Region's aerial photograph and open floor by floor; on the Strada Costiera the hillside is rebuilt from the laser survey, with the villa in its place.

People who live far away can take the first tour of the home from wherever they are, and come to Trieste when they think it is worth the trip.

The examples, live

  • The 3D tour at the top of the Via San Vito penthouse listing, with the button to enter.

    Penthouse on Via San Vito

The 3D tour sits at the top of the listing: you step in and walk room by room, before even the photos.

  • The drone shot on the Via degli Olmi listing: the Gulf of Trieste with place names and distances.

    Via degli Olmi

The real drone shot, twenty-seven metres above the lawn: the place names were placed by calculation, not by eye.

  • The 3D model of Via del Panorama: the villa and the annexe on the aerial photograph, with the controls to open them.

    Via del Panorama

The two real 3D scans, the villa and the annexe, placed on the Region's aerial photograph: you turn them with a finger and open them floor by floor.

04 · The story

A story, not an advert.

Every home has something that sets it apart: a roof, a sunset, a history, a possible project. We look for it and tell it in chapters, with the right tool instead of one more paragraph.

The examples, live

  • The sun dial on the Via San Vito penthouse listing: the sun's path over the gulf, with the time of sunset.

    Penthouse on Via San Vito

On the roof there are 186 m² of flat roof for exclusive use. You choose the day and the hour, and see where the sun is.

  • The façade comparison on the San Luigi villa listing: the real photo on the left, the AI simulation on the right, with the labels.

    Period villa in San Luigi

An architect's feasibility study is browsed with buttons: one villa, three flats or two houses. The renovated façade is compared with today's by dragging a slider, and the simulation is declared as such.

  • Then and now on the Strada Costiera villa listing: a period view and the drone shot of the same slope, with the buildings numbered.

Strada Costiera, the villa of the old guesthouse

The history from the records, from 1913. And the climb, counted: about 120 steps from the road, and the plan for a lift that would remove 37 of them, for which landscape authorisation has been obtained.

  • “Who has what” on the Strada Costiera 194 listing: the three homes of the villa, each with its colour, to light up on the photos.

    Strada Costiera 194

On the real drone photos, the floors and gardens of each of the three flats light up; where a boundary is not yet on paper, the listing says so.

05 · Artificial intelligence

Artificial intelligence, with our cards on the table.

Yes, we use artificial intelligence. To brighten a photo taken on a grey day, to remove a car parked in front of the entrance, to translate the texts, to prepare a first draft that we then reread.

But we always say so. Every photo in which AI has changed what you see carries a label, a caption below says what was done, and at the end of the listing there is a summary: even when the retouching touched a defect, you read it there, instead of finding out at the viewing.

The assistant that answers on the site is also an artificial intelligence, and says so at the start of every conversation; emails written by AI are signed “Claude · Assistente AI TriesteVillas”.

How we use artificial intelligence
  • The AI summary at the end of the Via San Vito penthouse listing, with the note opened on what was removed from the photos.

    Penthouse on Via San Vito

At the end of the listing, the summary: how many photos AI has touched, how, and what it removed.

06 · The languages

Four languages, and who reads them.

Every listing comes out in Italian, English, German and Slovene. That matters: in twelve months 773 people wrote to us to buy a home through us, and at least 195 of them are foreign nationals. After Italy, the most frequent countries are: Austria, Germany, Slovenia, United States, and United Kingdom.

Beyond our own sites, the homes go on immobiliare.it and idealista, and some prime homes on the international portal JamesEdition. There is our YouTube channel, with some 140 videos watched more than 1.9 million times. And when working with another agency brings the right buyer, we do it.

People who wrote to us from October 2025 to September 2026 to buy a home with TriesteVillas, each counted once. “Foreign nationals” means a non-Italian nationality in our system, declared or inferred from clues such as the phone prefix: it is a minimum.

07 · The figures

Buyers can arrive with the sums already done.

When someone writes to us about one of your homes, as a rule our AI assistant replies straight away, introducing itself as such, with the facts from the listing; then a person takes over.

On the listing, buyers find what the mortgage would cost them each month, with the assumptions of the calculation alongside, what to expect from the notary, the taxes, and the listing as a PDF to print or pass on to whoever decides with them. After a viewing we ask them how it went: if they reply, their answer reaches you as it is.

  • The mortgage box on the Via San Vito penthouse listing: the monthly payment, the nominal and the effective rate, and where the rate comes from.

    Penthouse on Via San Vito

The mortgage payment for that home, with the rate and the assumptions written alongside: it is an estimate, and the listing says so.

08 · The record

You see the work done.

In the Owner area there is a record of what we do for your home: the photos, the translations, the publications, the viewings. You read it whenever you like, from your phone too. As a rule we let you know about every viewing. And if the people who viewed it leave us their opinion, it reaches you in their own words, not summarised by us and without their name.

  • An example of the record in the Owner area: the greeting, three figures and the things done in the month.

    The Owner area

The record as an owner reads it: the sentences are the real ones, the home and the figures are for illustration.

09 · The group

One group, the same method.

TriesteVillas is the group's lead brand and handles Trieste's prime homes. TriesteImmobiliare brings the same method to every other home in the city. FriuliVillas presents homes in the rest of the region, from the lagoon to the mountains; LignanoVillas and SappadaVillas the sea and the mountains. TriesteAffitti handles rentals. Behind all of them is the same system, built by us: the same management software, the same rules, the same transparency. If your home is better suited to another site of the group, we tell you, and we still look after it ourselves.
