How we know
The drone took off from the avenue and climbed over the new building: the façade facing the sea, the roof terrace with its glass parapet and planted lawn, then the small harbour opposite and the coast as far as Miramare Castle. The Topolini of the Barcola promenade are 350 metres away. Real drone photos (DJI Mini 3), spring 2026: no generative model, only resized. The heights are those the drone records in each shot, relative to the avenue it took off from; distances are as the crow flies, from OpenStreetMap.

Description
On the Barcola seafront, level with the Cedas marina, a new-build penthouse completed in 2025. It faces south-west, which puts the Adriatic sunsets straight through the windows.
The energy design classifies the building as nearly zero-energy (NZEB): latest-generation thermal cladding, independent underfloor heating on a heat pump, integrated hot-water production, photovoltaics, air conditioning and anti-intrusion window frames.
Two levels, first and second floor. An entrance with cloakroom leads to a wide living room and kitchen that open onto a terrace of about 49 sqm; then three bedrooms, two windowed bathrooms, a store room and a laundry. Above it all sits a private solar pavilion of roughly 115 sqm — usable as terrace and roof garden — plus a plant room.
Included as appurtenances: a double garage space of about 27 sqm and a cellar of about 7 sqm. The cadastral area is 171 sqm, 149 sqm once the open spaces are excluded; the penthouse interior measures around 146 sqm, on top of the generous terraces.
The sea by the house, measured
One minute on foot, excellent water
From the penthouse to the water of the small harbour you cross the cycle path and Viale Miramare: one minute on foot. The nearest ARPA sampling point is on Barcola beach, in front of the California Inn, about 250 metres away: from April to September the water has been checked every month since 2010, and the European Environment Agency rates it «excellent» in each of the last eleven seasons. The line is the sea seen from the satellite, month by month; the dots are the temperatures taken on the beach at every sampling.
How we know
Samples and beach temperatures: ARPA FVG, point IT006032006005 «Barcola, fronte bar California Inn» (FVG Region open data, 104 samples 2010-2026; beach temperatures up to 2025). Ratings: European Environment Agency 2015-2025; 2026 season, FVG Region resolution no. 1855 of 19 December 2025. Sea temperature month by month: NASA JPL MUR SST, daily average 2003-2025 of the sea cell off the house (45.69 N, 13.73 E); days above 20 °C are the average of the years (116-154). The satellite measures the surface offshore, the beach the shoreline: the two are never mixed.

The guide: mortgages in Italy for non-residents
Italian banks usually lend non-residents 50-60% of the value: “I live abroad” redoes the maths.

- For the Bank of Italy it is reasonable for the payment not to exceed one third of disposable income, also of several borrowers together. It is a prudence rule, not a requirement: every bank has its own criteria.
- Italian tax relief (IRPEF)
- up to €760 in the first year
- 19% of the interest and loan costs on a main home, up to €4,000 a year per contract (€760 of tax), split between the borrowers. Above €75,000 of income, for loans signed from 2025, it counts towards the overall cap on deductions; and from 2026, above €200,000, total deductions are cut by €440.

How we do the maths
The rate
It is the average rate of fixed-rate (over 10 years) home loans signed in Italy in the month, collected from banks by the Bank of Italy and published by the ECB about five weeks later (harmonised MIR statistics). The TriesteVillas CRM downloads it every night: when a new month comes out, the figure here updates by itself. Fixed-rate loans use contracts fixed for the same term (up to 5 years, 5 to 10, over 10); variable-rate loans use variable-rate contracts. The published figure is a compound annual rate without fees: for the monthly payment it becomes the nominal rate, TAN = 12 × ((1 + rate)^(1/12) - 1). Latest data: September 2026, provisional.
Over a year this average moved from 3.31% (September 2025) to 3.65% (September 2026).
This month's offers may differ: the best ones are often below the average, with conditions (down payment, energy class, guarantees, insurance). That is why the rate above can be changed.
The payment
French amortisation, with a constant payment: R = C × i / (1 - (1 + i)^(-n)), where C is the capital, i the TAN divided by 12 and n the number of payments.
The APRC (TAEG)
The annual cost of the whole loan, computed with the cash flows of the EU directive: on top of interest, the costs usually paid to the bank and the State. Substitute tax 0.25% (€2,538), arrangement fee €1,000 (assumption), valuation €350, fire insurance €228 a year, payment collection €3 a month. The notary's fees stay out of the APRC, as the law provides (art. 120-quinquies of the Italian Banking Act): they are included in the cash needed at the deed. For comparison, the average APRC of home loans signed in Italy in September 2026 was 4.05%.
Cash at the deed
The down payment, the purchase taxes estimated for this home under the chosen regime, the agency fee with VAT, the loan costs paid at signing and the notary, for the purchase and for the mortgage. The notary is our estimate, given as a range, not a quote: since 2012 the fee is agreed with the notary, who, having seen the documents, gives a written estimate before being instructed. The bank lends on the value set by its own valuation: if the valuation comes in below the price, the loan goes down, not the price.
The income
The one-third rule comes from the Bank of Italy's consumer guide: a prudence measure for choosing an affordable payment, not the criterion a bank uses to decide. Every bank assesses income, expenses, age and guarantees on its own.
What it is not
It is not a credit offer or advice. TriesteVillas is not a bank, a credit broker or a credit agent, and not a mortgage comparison site. This calculator, built with the help of artificial intelligence, makes a first estimate from official data and the rules written here; the maths runs in the browser and nothing is saved.

How we used AI in these photos and in the videos
All 42 photos retouched with AI: 13 edited and 13 simulations, marked on the photo; the rest in light and colour only. The viewing remains the only reference.
How we edited them
The 43 images in this listing start from photographs of the interiors, the terraces and the building seen from outside, including one aerial shot. All 43 went through a generative image model used via the Higgsfield platform: 42 through a model of Google's Nano Banana family, 1 through OpenAI's GPT Image. 16 were touched only for light and colour, with nothing added or removed; 13 were modified to remove objects or for limited changes, described below; 14 are simulations, in which the model added, replaced or invented something, and on the website they carry the label «AI · simulated». Removed were: bins, an air fryer, containers and the items next to the sink in the kitchen; the vacuum cleaner; a silver object in the foreground; the photographer's reflection in a pane of glass; objects on the floor and cables; outside, a car on the road, a person on the path and a bench in the foreground.
Added or changed were: in 3 photos the bed, a bare mattress in the shot, was made up with white sheets and pillows; the open door of a cabinet was closed; the light under the kitchen wall units and the one under a washbasin were switched on; a dark car on the road became white, and a parked van was replaced by two cars, an off-roader and a sports car, which are not really there; in 6 photos the sky of the shot, hazy, white or grey, was changed: in 4 it became blue with clouds added by the model, in one a sunset with clouds, in one it was made clear; in 3 photos the light was turned into sunset light. Where an object was removed, what it hid was not photographed: the model reconstructed it, plausibly. The model also changed fixed parts and views: it removed 2 sockets, one with a hanging cable, a switch plate, a switch, and the handle and peephole of a door; it turned an electrical panel into a hanging picture; it added a hatch under the stairs and lights on the steps; it turned the green roof in the foreground, dry in the shot, into stone planters with lush plants, which are not real; it redid the worn surface of a road; it invented a clear view in a glass wall that in the shot is covered by a lowered blind, a lit room behind a French window that is dark in the shot, a view of the bay with hills and sea, and mountains in the background that cannot really be seen; it redrew the vegetation and what is seen through the glass balustrade of a terrace.
In 2 photos the framing was widened, and in one of the two the angle of the aerial shot was also reconstructed: the added parts, with a toilet-roll holder in one case and with the sky and trees in the other, were drawn by the model. In the 16 light-only photographs nothing was added or removed; for the others there is no list of parts checked as identical to the shot. Light and colour were corrected as in normal photo retouching; even where it added nothing, the model recalculated the whole image, and the fine grain of surfaces and views is reconstructed, not photographed.
The original unedited photographs are available on request; a viewing remains the only reference for the actual condition of the property.
