Description

Facing Via del Canale Piccolo, five floors up, Unit 20 is a wide, light-filled home of 239 m² gross with four rooms, drawn from the complete renovation of Palazzo Dreher — the eclectic late nineteenth-century building that carries the name of the old Dreher brewing family.

A broad entrance opens onto the large open-plan living area with its visible kitchen. The sleeping side holds three bedrooms: two share a bathroom, while the master keeps its own en-suite. The proportions are generous, meant for anyone after space and standing right in the city centre.

The systems are brand new — underfloor heating, ducted cooling, high-efficiency heat pumps — and the seven-storey building has a lift. Finishes follow a premium specification: Italgraniti, Florim and Cerdomus stoneware, Parador oak parquet, Treemme taps, Ceramica Cielo sanitaryware, with the interior style set between modern and classic.

Sold new by the developer, delivered turnkey, at € 1,390,000 plus VAT, with first-home tax relief where it applies. No parking unit: this is the fully pedestrian old town, the sea a few minutes away on foot. Completion is expected by the end of 2027. It forms part of the TriesteVillas Private Collection.

For each unit we make and update “real” 3D tours of the building site.

How we used AI in these photos

All 12 photos retouched with AI: 6 edited and 4 simulations, marked on the photo; the rest in light and colour only. The viewing remains the only reference.

How we edited them

The photographs in this listing were taken in June 2026, while work was under way: the apartment's interiors, the common areas, the facades and the views from the windows and balconies. All 12 published photographs were edited with a generative image model (Google's Nano Banana family, used through the Higgsfield platform); 4 of them are simulations and are marked as such on the photo. 3 show the interiors as they might look once finished: the model removed tools, rubble, plastic sheets and materials, closed the plasterboard walls that are still open and imagined parquet, smooth white walls, skirting and sockets. In the other 9, which show the building and the views, the model removed, depending on the photo, people, a scooter, traffic lights and road signs, a banner, a wall lamp, notices and posters, a doormat and an aircraft contrail, and warmed the light; in one it replaced the daytime sky with a sunset sky or with clouds that were not there.

No furniture and no light fittings were added. The tiled stove is real and was left in its place. Where something was removed, what it hid was not photographed: the model reconstructed it, plausibly.

The floors, walls, sockets, internal doors and cladding seen in the interiors are the model's guess, not the specification: today the apartment is a building site, with bare walls, systems in progress and no floors laid. The model was instructed not to touch windows, doors or room geometry; it did so in most images, but not always: the open chases in the ceiling are shown as beams or lowered sections that the design may not include. The caption of each photo says what changed.

Facades, window frames, stairs and lifts are real, and so are the views, except for the sky and what is stated above; the sunset light is simulated. The original, unedited photographs are available on request. Finishes and layout are defined by the floor plans and the specification; a viewing remains the only reliable reference for the property's actual condition.
