How we know
The drone takes off in Via Franca, some seventy metres short of the house, and climbs looking west. At twenty metres the sea appears at the end of the street; above the roofs, the port; at sixty metres, the whole gulf. As the crow flies, the nearest sea is about 360 metres from the house. Real drone photos (DJI Mini 3): no generative model, only resized. The heights are those the drone records in each shot, relative to where it took off; the distance to the sea is as the crow flies, from the OpenStreetMap coastline.

Description
A top-floor apartment at Via Franca 18, in the San Vito district: 144 sqm, reached by lift, with an open outlook over the sea. The layout is broad and regular. Its centre is the double living room on the Sacchetta side, where the view runs across the water to the Karst ridge, Monte Grisa and, further off, Miramare — a bright room that easily serves as both sitting and dining space.
As it stands, the home comprises an entrance hall, a double living room, a separate kitchen, two double bedrooms (one now used as a study, also facing the sea), a main bathroom with tub, a second bathroom/WC, a laundry and a storage room. The kitchen and one bedroom open onto a small internal terrace towards Muggia, with a glimpse of the sea and space for a grill.
The floor area leaves room to rethink the plan: a third bedroom could be carved out, or the two existing ones kept while the second bathroom is enlarged by absorbing the storeroom. There is real scope to personalise, on a sound base — security door, double glazing, independent heating and air conditioning already in place. The communal areas are well kept, with marble stairs and a roomy lift; note that half a flight remains between the lift and the front door, as do a few steps at the building's entrance.
A cellar on the basement level completes the property. Separately, in the Verdemare garage on Via Guido Reni — a five-minute walk — a double-length parking space is available on the ground floor, holding a medium and a small car in a row: asking €50,000, not included in the price, with a rental option as an alternative. Independent heating. Price €440,000.

A first estimate, made with the help of AI from official data: it is not a mortgage offer. The amount, rate and terms are decided by the bank after its own assessment.
TAN from the average of fixed-rate (over 10 years) mortgages signed in Italy in September 2026 (provisional): ECB, Bank of Italy data.
The guide: mortgages in Italy for non-residents
Italian banks usually lend non-residents 50-60% of the value: “I live abroad” redoes the maths.
The buyer
Possible incentives
The Region guarantees the part above 80%, up to €42,500: on this home the loan can reach 87% of the value (100% up to €170,000). For those resident in the region for 24 months, with employment income and no other home; a 10- to 30-year loan, up to 150 sq m of usable floor area, energy class F or better; applied for at a partner bank before the deed.

- at least €4,196 a month
- For the Bank of Italy it is reasonable for the payment not to exceed one third of disposable income, also of several borrowers together. It is a prudence rule, not a requirement: every bank has its own criteria.
- Italian tax relief (IRPEF)
- up to €760 in the first year
- 19% of the interest and loan costs on a main home, up to €4,000 a year per contract (€760 of tax), split between the borrowers. Above €75,000 of income, for loans signed from 2025, it counts towards the overall cap on deductions; and from 2026, above €200,000, total deductions are cut by €440.

How we do the maths
The rate
It is the average rate of fixed-rate (over 10 years) home loans signed in Italy in the month, collected from banks by the Bank of Italy and published by the ECB about five weeks later (harmonised MIR statistics). The TriesteVillas CRM downloads it every night: when a new month comes out, the figure here updates by itself. Fixed-rate loans use contracts fixed for the same term (up to 5 years, 5 to 10, over 10); variable-rate loans use variable-rate contracts. The published figure is a compound annual rate without fees: for the monthly payment it becomes the nominal rate, TAN = 12 × ((1 + rate)^(1/12) - 1). Latest data: September 2026, provisional.
Over a year this average moved from 3.31% (September 2025) to 3.65% (September 2026).
This month's offers may differ: the best ones are often below the average, with conditions (down payment, energy class, guarantees, insurance). That is why the rate above can be changed.
The payment
French amortisation, with a constant payment: R = C × i / (1 - (1 + i)^(-n)), where C is the capital, i the TAN divided by 12 and n the number of payments.
The APRC (TAEG)
The annual cost of the whole loan, computed with the cash flows of the EU directive: on top of interest, the costs usually paid to the bank and the State. Substitute tax 0.25% (€770), arrangement fee €1,000 (assumption), valuation €350, fire insurance €69 a year, payment collection €3 a month. The notary's fees stay out of the APRC, as the law provides (art. 120-quinquies of the Italian Banking Act): they are included in the cash needed at the deed. For comparison, the average APRC of home loans signed in Italy in September 2026 was 4.05%.
Cash at the deed
The down payment, the purchase taxes estimated for this home under the chosen regime, the agency fee with VAT, the loan costs paid at signing and the notary, for the purchase and for the mortgage. The notary is our estimate, given as a range, not a quote: since 2012 the fee is agreed with the notary, who, having seen the documents, gives a written estimate before being instructed. The bank lends on the value set by its own valuation: if the valuation comes in below the price, the loan goes down, not the price.
The income
The one-third rule comes from the Bank of Italy's consumer guide: a prudence measure for choosing an affordable payment, not the criterion a bank uses to decide. Every bank assesses income, expenses, age and guarantees on its own.
What it is not
It is not a credit offer or advice. TriesteVillas is not a bank, a credit broker or a credit agent, and not a mortgage comparison site. This calculator, built with the help of artificial intelligence, makes a first estimate from official data and the rules written here; the maths runs in the browser and nothing is saved.

Floor plans
Floor plan drawn from our 3D survey (Matterport): it shows the home as it is today and where the rooms are, for illustration only. It is not the cadastral floor plan and has no planning, cadastral or permit value: measurements and room names (such as “bedroom” or “study”) describe the current state and use, not the authorised use or habitability. The cadastral floor plan can be requested from the agency and is in any case provided before an offer is signed.

How we used AI in these photos and in the video
28 of 30 photos retouched with AI: 11 edited and 8 simulations, marked on the photo; 9 in light and colour only. The viewing remains the only reference.
How we edited them
The 36 photographs in this listing are shots of the flat, the small terrace, the entrance and exterior of the building, the street and the views over the city and the gulf. 34 of the 36 photographs were processed by a generative image model (Google's Nano Banana family, used through the Higgsfield platform): 9 only for light and colour, 13 to remove objects, and 12 are simulations, which carry the label «AI · simulated» on the website; the other 2 did not go through artificial intelligence. Removed were: suitcases, bags, sacks and a backpack; cushions, the tablecloth, linen, mats and rolled-up rugs; the wall clock, decorative plates on the wall and the TV with its set-top box; the objects on the worktops, tables, desk and furniture, including a slicer, utensils, plants, ornaments, a lamp, papers and the books on a bookcase; toiletry bottles, a toilet-roll holder, a bin, a stool, bottles and a basket; boxes, frames, a sack and a black pole; on the small terrace a cloth over the railing, hanging sheets, a wooden disc, a bucket, a box, a hose, the dirt on the ledge and an overhead cable; at the entrance and outside the building the signs hanging next to a door, the CCTV sign, the lettering on a van and a scooter. In the simulations the model also added or invented: in 5 photos the sky has been changed or has clouds that are not in the shot; in one it widened the framing and invented the view from the windows; in one it drew the railing and the view that the cloth covered; by mistake it added a sheet of paper on the letterboxes, light strips on a wall, a wall light and a wooden clog hanging next to a window.
Where an object was removed, what it hid was not photographed: the model rebuilt it, in a plausible way. The model also changed fixed parts and erased or toned down defects that exist in reality, and we say so: it removed the Venetian blind above the kitchen window and made the open shelf at the end of the wall units look closed; it redrew the edge of a terrace, where the stained low wall, the gravel gutter and the hedge have become a clean planter with a trimmed hedge; it cleaned up the wall and sill of a balcony, which are stained and peeling, and the frame of a bathroom window with the wall beside it, which are blackened by mould; it erased the green damp stains on a wall; in 2 photos it erased or toned down the stains on the wallpaper. For the rest, in the part that was photographed, the views over the port, the city and the gulf (sky aside), the façades and the street, the rooms with their furniture, the floors, doors and windows, the kitchen, the sanitaryware, bathtub and tiling of the bathroom, the staircase and the masonry hood on the small terrace are as in the shot.
Light and colour were corrected as in a normal photo retouch. The original, unmodified photographs are available on request; a viewing remains the only reference for the actual condition of the property.
