Description
Barcola, a two-minute walk from the seafront. On the second floor of a residential building with a lift, set among cedars and tall trees, an apartment of 121 m² of covered cadastral area, wrapped on two sides by a terrace of about 56 m².
The terrace
This is the heart of the home. It runs the length of the living room and continues under the branches of a large cedar; awnings make it usable even in the hottest hours, and tall wooden French windows open it to the rooms inside. On the kitchen side there is a second balcony.
The interior
The entrance hall has a marble floor with a diamond inlay. The living room is a single, generous space with a wall of built-in shelving and light from more than one side. Then come the separate kitchen, currently empty and ready to be fitted, two bedrooms with built-in wardrobes and two bathrooms, both with windows. Marble in the hall and living room, parquet in the sleeping area, where a corridor lined with full-height cupboards leads to the rooms.
The third bedroom
The original 1975 design had three bedrooms; the apartment was built with two bedrooms and a larger living room that takes up the space of the third. A third bedroom can be created with a new layout, designed to today's minimum room sizes (9 m² for a single bedroom) and with the related building permit. The gallery shows both the current plan and the period drawing, with the third room highlighted.
With the Metroarea studio
The architects of the Metroarea studio, TriesteVillas' partner, are already preparing renovation estimates for this apartment, and can also take on the new layout, from the third bedroom to the kitchen. Our work together is described here: triestevillas.com/en/ristruttura
Extras and systems
A cellar on the ground floor and a parking space in the building's garage, both included in the price. Central heating with individual consumption metering and central hot water.
The surfaces
According to the original design, about 105 m² of net floor area and about 56 m² of terraces. Cadastral figures: 121 m² covered, 132 m² including the terraces at their weighted share.
Living in Barcola
Viale Miramare is about a hundred metres away. Within a few minutes' walk: the small harbour of Barcola, redeveloped and reopened in April 2026, with its boats; the rowing clubs along the seafront, from the Nettuno, founded in 1904, to the Saturnia and the Circolo Marina Mercantile; the Società Velica di Barcola e Grignano, the club behind the Barcolana regatta. The Barcola pine grove, renewed in 2024 with new playgrounds, a basketball court and a fitness area, is six minutes away. A little further on, the Cittadella dello Sport di Barcola, opened in August 2026, with a skatepark and basketball courts, where padel courts are also planned. Life here is lived between the sea, sport and greenery.

A first estimate, made with the help of AI from official data: it is not a mortgage offer. The amount, rate and terms are decided by the bank after its own assessment.
TAN from the average of fixed-rate (over 10 years) mortgages signed in Italy in August 2026 (provisional): ECB, Bank of Italy data.
The guide: mortgages in Italy for non-residents
Italian banks usually lend non-residents 50-60% of the value: “I live abroad” redoes the maths.
The buyer
Possible incentives
The Region guarantees the part above 80%, up to €42,500: on this home the loan can reach 85% of the value (100% up to €170,000). For those resident in the region for 24 months, with employment income and no other home; a 10- to 30-year loan, up to 150 sq m of usable floor area, energy class F or better; applied for at a partner bank before the deed.

- down payment, purchase taxes, agency fee incl. VAT, loan costs and notary, as a range
- Suggested net income
- at least €5,545 a month
- For the Bank of Italy it is reasonable for the payment not to exceed one third of disposable income, also of several borrowers together. It is a prudence rule, not a requirement: every bank has its own criteria.
- Italian tax relief (IRPEF)
- up to €760 in the first year
- 19% of the interest and loan costs on a main home, up to €4,000 a year per contract (€760 of tax), split between the borrowers. Above €75,000 of income, for loans signed from 2025, it counts towards the overall cap on deductions; and from 2026, above €200,000, total deductions are cut by €440.
- Down payment€175,500
- Purchase taxes (as a main home)€2,857

How we do the maths
The rate
It is the average rate of fixed-rate (over 10 years) home loans signed in Italy in the month, collected from banks by the Bank of Italy and published by the ECB about five weeks later (harmonised MIR statistics). The TriesteVillas CRM downloads it every night: when a new month comes out, the figure here updates by itself. Fixed-rate loans use contracts fixed for the same term (up to 5 years, 5 to 10, over 10); variable-rate loans use variable-rate contracts. The published figure is a compound annual rate without fees: for the monthly payment it becomes the nominal rate, TAN = 12 × ((1 + rate)^(1/12) - 1). Latest data: August 2026, provisional.
Over a year this average moved from 3.31% (August 2025) to 3.60% (August 2026).
This month's offers may differ: the best ones are often below the average, with conditions (down payment, energy class, guarantees, insurance). That is why the rate above can be changed.
The payment
French amortisation, with a constant payment: R = C × i / (1 - (1 + i)^(-n)), where C is the capital, i the TAN divided by 12 and n the number of payments.
The APRC (TAEG)
The annual cost of the whole loan, computed with the cash flows of the EU directive: on top of interest, the costs usually paid to the bank and the State. Substitute tax 0.25% (€1,024), arrangement fee €1,000 (assumption), valuation €350, fire insurance €92 a year, payment collection €3 a month. The notary's fees stay out of the APRC, as the law provides (art. 120-quinquies of the Italian Banking Act): they are included in the cash needed at the deed. For comparison, the average APRC of home loans signed in Italy in August 2026 was 3.99%.
Cash at the deed
The down payment, the purchase taxes estimated for this home under the chosen regime, the agency fee with VAT, the loan costs paid at signing and the notary, for the purchase and for the mortgage. The notary is our estimate, given as a range, not a quote: since 2012 the fee is agreed with the notary, who, having seen the documents, gives a written estimate before being instructed. The bank lends on the value set by its own valuation: if the valuation comes in below the price, the loan goes down, not the price.
The income
The one-third rule comes from the Bank of Italy's consumer guide: a prudence measure for choosing an affordable payment, not the criterion a bank uses to decide. Every bank assesses income, expenses, age and guarantees on its own.
What it is not
It is not a credit offer or advice. TriesteVillas is not a bank, a credit broker or a credit agent, and not a mortgage comparison site. This calculator, built with the help of artificial intelligence, makes a first estimate from official data and the rules written here; the maths runs in the browser and nothing is saved.

How we used AI in these photos
All 27 photos retouched with AI: 14 edited and 3 simulations, marked on the photo; the rest in light and colour only. The viewing remains the only reference.
How we edited them
The photographs in this listing are still images taken from the property's 3D virtual tour, made in September 2026. All 21 published photographs have been through a generative image model (Google's Nano Banana family, used through the Higgsfield platform), which corrected their light and colour, reconstructing the whole image each time. In 14 of them the model also removed the movable furniture and personal belongings that cluttered the rooms, in 3 it made up the beds and in 3 it removed lens flare (some photos fall into more than one case); 4 were treated for light only. Removed: sofas under dust sheets, a desk, a table with its chairs, a sideboard and a low cabinet with a framed print, a console and some side tables, a television and its cables, books, papers and objects from the shelves and the floor, ornaments, bags, a clothes-drying rack, a bucket, a small bin with its stand and a plastic cabinet on the terraces, cushions, blankets, throws and towels, toilet paper and bottles in the bathrooms, planks and cardboard left on the floor. The sheets, pillows and throws on the beds were added by the model. Deliberately kept: the built-in shelving and wardrobes, the wooden cabinet in the hallway, the bedside tables, the light fittings and the awnings. Where an object was removed, the part of wall, floor or furniture it hid was not photographed: the model reconstructed it plausibly; in one photo of the terrace the plastic cabinet was removed by hand, covering it with real tiles from the same wall. Nothing else has been modified: dimensions, heights, openings, floors, windows and doors, systems and finishes are as photographed, although the fine grain of the surfaces is reconstructed by the model. No defect has been softened or hidden: the bare wires of the light points without fittings, the kitchen without units, the original wooden window frames, the tiling and bare bulb of the second bathroom, the marks on doors and frames, the stains on the parapets and on the balcony ceilings, and the worn tiles and threshold of the service balcony remain as they are. After the model, light and colour were finished as in a normal photographic retouch. The floor plans have not been processed with artificial intelligence. The original, unmodified photographs are available on request.
The gallery now includes 7 drone photographs taken in 2026 above and around the building. All 7 went through a generative image model (Google's Nano Banana family, via Higgsfield) for light and colour only: nothing was removed or added, though the fine texture of surfaces is rebuilt by the model. In 3 of them the building is highlighted with a graphic (outline and label), which is not part of the photograph. The shots are taken from above: they do not show the view from the flat's windows.
